<div style='text-align:Left;'><div><div><p><span>This dataset was derived from countywide parcels and overlaid with zoning, PFA, land preservation and other datasets to assign growth tiers. The resulting growth tiers were then dissolved to create larger tier regions. Road rights of way were not included in the analysis and parcels within the municipalities of Chesapeake Beach and North Beach were clipped out of the final version.</span></p><p><span>The tier designations are:</span></p><ul><li><p><span>I - Areas currently served by public sewerage systems (Sewer Category I) and mapped as locally designated growth areas</span></p></li><li><p><span>I-A - A special category for areas currently served by public sewerage that are not residential growth areas such as public schools and other public lands (parks, landfills)</span></p></li><li><p><span>II - Areas where public sewerage is planned, or areas mapped as a locally designated growth area and needed to satisfy demand for development at densities consistent with the long-term development policy</span></p></li><li><p><span>III - Areas where public sewerage is not planned; are not planned or zoned for land, agricultural, or resource protection, preservation, or conservation; Rural Villages (Priority Funding Areas), mapped as locally designated growth areas, or planned and zoned for large lot and rural development</span></p></li><li><p><span>III-A - Approved preliminary subdivisions [no records]</span></p></li><li><p><span>IV - Areas that do not and will not have public sewerage, and that are planned or zoned for land, agricultural, or other resource protection/preservation/conservation; areas dominated by agricultural, forest land or other natural areas; or Rural Legacy Areas, Priority Preservation Areas, or areas subject to preservation restrictions, conditions, or conservation easements.</span></p></li></ul></div></div></div> |
